Deed Restrictions & Covenants

Deed restrictions, also called “protective covenants,” are rules that govern the association and its members.  The deed restrictions and architectural controls set forth in the Amended Declaration of Covenants, Conditions and Restrictions ensure the preservation of the community’s original architectural design. 

All residents received a copy of the Amended Declaration of Covenants, Conditions and Restrictions for Prestonwood West from the title company when the purchase of their home closed.  The document was created in 1981 by the Prestonwood West Development Company (Metropolitan Savings & Loan Co.), recorded in the Deed Records of Collin County, Texas and remains in full force and effect today.  The document can be amended and/or changed, in whole or in part, only with the consent of  seventy-five percent of the property owners evidenced by an instrument in writing bearing each property owner’s signature, and duly recorded in Deed Records of Collin County, Texas.  No such amendment to the deed restrictions has been executed since the original documents were executed. 

Any homeowner who has misplaced the property’s deed restriction booklet can obtain a duplicate copy from Prestonwood West’s managing agent by a written request to:
