Architectural Control Committee
This committee of three board members works closely with the board of directors. It handles requests from homeowners for all exterior improvements as required in the association’s Declaration, Covenants and Restrictions. The ACC acts on a variety of requests including new roofs, satellite dishes, fences, room additions, swimming pools, retaining walls and exterior painting. The committee reviews all written applications against the association’s protective covenants, meets with homeowners and issues written confirmation approving or denying requests.
The ACC created
standards for roofs when wood shingle roofs in Dallas lost favor with the
insurance industry due to an increase of house fires resulting in burning embers
spreading from house to house via roofs. Prestonwood West covenants allow
alternate roofing materials including asphalt, slate, tile, aluminum, steel or
fiberglass in addition to the more common composition used on most homes. But
certain conditions govern their use and are subject to ACC approval. Anyone
planning to re-roof must first get ACC written approval before starting. A new
standard for satellite dishes was also created as the television industry
brought forth new, smaller satellite dishes. Since 1996, the three person ACC
has acted on more than 250 requests including Roof Replacements, Satellite
Dishes, Remodeling Plans and Fence Replacement/Repair.
While wood roofs are almost extinct in the neighborhood, being replaced primarily with composition shingles, the ACC’s attention has shifted to the satellite dish situation. If you are considering installing a satellite dish, remember your neighbors expect these dishes to be hidden completely out of view and below your fence top level. This is easily accomplished with no adverse effect on the signal as verified by the many now in the neighborhood, which are never seen. The key is having the ACC work with you in placing the dish out of sight. Don’t rely on the dish installer as they put up dishes where it’s most convenient for them. Before installing a dish, contact a member of the ACC. They will review your plan, assist in your decision on locating the dish on your property and issue a prompt approval reply.
